The client brief was to execute a high-end CAT A fit-out to the whole 1st floor (1,100m2), enabling a timely sub-let of the space for the remaining lease term.
Works included strip out of the vacating tenant’s comprehensive fit-out, including metal pan ceiling, commercial kitchen & catering facilities, board rooms, data suites and partitioned offices; returning the space to open plan.
A new bespoke SAS ceiling was installed throughout all areas, together with life safety sprinkler system and Simmtronic lighting, allowing total programmable lighting control for incoming tenants.
Raised computer flooring was re-built in areas and leveled across the floor, in lieu of carpet finishes. HVAC was adapted to suit the new floor plate, tested, balanced and commissioned.
All material deliveries and transfers had to be complete by 7am each day, and noisy works undertaken out of business hours. This resulted in a comprehensive strip out and carefully planned construction phase, to achieve handover in the agreed 11 week programme.
The building remained occupied throughout the project, with sensitive business operations positioned both above and below the site.
