67-75 Kingsway was constructed in the early 20th Century and comprises a mixed use development consisting of ground floor retail and office space over basement, ground and 7 upper floors.
The property is located in Central London, a short walk from Holborn Underground Station and Covent Garden.
The client brief was to provide an open plan and modern CAT A office space to part of the 2nd floor ready for a new incoming tenant. In addition, we were appointed to fully refurbish the existing reception to provide a contemporary entrance area inclusive of new floor, wall, ceiling and bulkhead finishes along with new lighting and furniture. We also undertook a full internal reconfiguration of the basement to provide new cycle storage, shower and changing facilities, which required extensive M&E reconfiguration and new lighting provision. The property was in occupation, therefore the works to the reception area were undertaken out of hours to minimise disruption. All areas received a full builders clean every morning to ensure clear, safe and ready for business as usual. An extensive strip out programme involved the removal of existing partitions, ceilings and finishes within a live office environment and space constraints, which required careful coordination and management.
