External works involved a complete transformation of the existing terraced units, fabricating a steel framework to build up and level the front elevation parapet allowing installation of a new profiled cladding system. Structural openings were remodelled to receive new shop front entrances, windows and roller shutter vehicle doors. The existing asbestos cement roof was cleaned and repaired to receive a specialist Chemplas Triskell sprayed coating, performance guaranteed for 15 years. Valley gutters were re-lined and flank/rear elevations re-sprayed. Existing cross-overs were remodelled to create new entrances and soft landscaped areas. Powder coated palisade fencing was installed across the park, to provide secure gated compounds.
Internally an existing amenity block was demolished, with a new 2-story block built, providing new welfare facilities and ancillary office space. A new epoxy floor was laid within the warehouse. New gas supplies and meters were installed to all units, together with new power supplies, switch gear and metering.
Careful strategic planning was paramount as London Industrial Park remained a hive of activity throughout the course of the works. Careful planning ensured a smooth transition to handover and tenant occupation upon completion.
