External works to units 34 & 36 were focussed on over-cladding the existing deteriorated asbestos sheet roof, along with installation of new triple skin roof lights. Rainwater goods, cladding panels and windows were also overhauled, ensuring watertight and left fully functional upon completion. Other external works included installation of new roller shutter vehicle doors to units 34 & 36, and specialist Chemplas Triskell spraying of the profile sheet cladding to all 8 no. units on the estate. New powder coated numbering was installed to all units.
Internally within units 34 & 36, a comprehensive refurbishment specification modernised incoming services, ancillary office space, welfare facilities and surface finishes. An existing mezzanine floor was removed and a specialist epoxy resin floor laid in the warehouse. The steel portal frame was sprayed to offer striking visual contrast, and a modern light industrial space.
Extensive works were undertaken on an accelerated programme, and under tough weather conditions. Communication between West 1 management and adjacent occupiers was paramount, with the park remaining operational throughout the course of the project. All works were completed on time, with a new tenant securing occupation shortly after Practical Completion.
