Our client’s brief was to execute a high-end refurbishment under a design and build contract, with a view to achieving the highest rental value possible upon completion. Extensive research was undertaken into bespoke fixtures, fittings and finishes, with the majority sourced overseas in order to reach and satisfy the ever growing market for luxury London homes. The property was completely stripped out leaving just shell and core. Two new luxury en-suite bathrooms created, and brand new bespoke kitchen installed. The property was re-wired throughout, providing new LED lighting, data and power to all rooms. A new intelligent central heating system was installed as part of the services works, inc. provision of under floor heating to all bathrooms, kitchen and ground floor. A bespoke joinery package was commissioned, focusing on the staircase and bedrooms, and the property decorated throughout with carpet installed to all areas.
Works were executed on an enhanced programme to ensure agreement on heads of terms with a prospective tenant, and secure immediate occupation upon completion of the project. Working within a quiet private residential estate brought its own challenges; namely deliveries, transfers and noisy works having to be carefully managed throughout the construction phase.
